KL Hilton and KL sentral







I recently attended a conference in KL Hilton. I was surprised that although we are performing about 50-60 kidney transplantation in Malaysia, even one Chinese hospital in Beijing is performing more than 1 hundred kidney transplantations a year.

Anyway, I hope I won’t talk much about medicine in this blog, there is another thing that surprised me most when I was in KL sentral, yes you are right, the development at KL sentral.

I still remember that when I was a medical student 10 years ago, if I am not wrong, there was only a small piece of land at the location where KL sentral stands tall now.

Certainly, a lot of investors are getting good return now if they have bought a unit of condominium many years ago. I was shock to find that a condominium at KL sentral is selling at RM700K. I am not sure about the launching price of that condominium about 10 years ago but I was told it was only RM200-300K.

Why KL sentral attracts so many buyers?? If there is a transport hub in Penang similar to that of KL sentral, do you think it is a good buy??

I heard that MRCB is going to build a similar transport hub in Butterworth, maybe we should get a small piece of cake if possible!!

Google adsense pays most generously. So far, after trying so many PPC ( Pay Per Click) campaign, I still think Google adsense is the best. Although some publishers may think that PPC era is over, as a beginner, make full use of Google Adsense and you will receive your first cheque soon, trust me!!



In my previous post, I told you about how to write a blog. After applying a Google adsense account, you can then put your advertisement in your blog to start to earn your first US dollar. Anyway, try everything, some advertisement formats may attract more clicks than others, I think you should explore all possibilities.


Anyway, I think the most difficult part is how to attract visitors to view your blog?? There are a few FREE ways here,



1) Include your blog in major search engines

Go to Yahoo, Google or MSN and there is a section for you to suggest a new URL/site, click and include your blog URL. If you are writing a Mandarin blog, you may want to include it in Baidu.com.



2) Link exchange

There are thousands of sites proivides link exchange with other websites, you can try the following,

3) Write articles

Write as many articles as possible and put these articles in article directory but do not forget to put your blog URL at the end of your article.



4) Participate in forum

Try to participate in many forums as possible and give your opinions and include your site URL.



5) Give comments in other people blog

Include useful comments in other people blog and of course include your site URL as well.



6) Pay for traffic

This is a more advanced technique, you can use Google adwords but I think we should skip this and discuss it in future.



7) SEO

Make your site ranks high in search engines, this needs time ,energy and money. Anyway, I will talk about this in more depth in future.



8) Include Tell a friend script in your blog

If you look at the right column of this blog, you would see Tell a Friend script and this is for visitors to introduce this site to others ( viral marketting)



9) Use Classified advertisement

If you are in Malaysia, CARI.dom is a useful tool. However, you can find a lot of Free advertising sites in the net.



10) Advertise in local papers

Anyway, try this only after you get your first check!

After Bayswater Condominium, IJM recently launched another luxury condominium in Penang island- Platino Condominium. Most of the units were grabed within hours after the launch.



If you can remember, when Bayswater condominium was launched years ago, the price of a unit was around RM200-RM300k but I heard that Bayswater is selling at RM450k currently.

As compared to an over-heating Singapore property market,I would say that Malaysian property market is far lacking behind. If you would to compare the price of a condominium in Kuala Lumpur to a 3-room HDB flat in any part of Singapore, you will be shocked to find out even a 5-star condominium in KL city is cheaper!!



The property scene is Penang is even more pathetic. A lot of people believe that property price in Penang is escalating, however, if you want to rent out your apartment for a good price is almost impossible here.







Hopefully, Penang City Centre Project will change Penang faith in future. Still remember what is happening to condominiums around KLCC? I think the presence KLCC helps a lot to boost the property values around the Golden triangle area in Kuala Lumpur.



The RM18bil Penang City Centre (PCC) project by Abad Naluri sdn Bhd, an associate company of Equine Capital Bhd, will take 15 years to complete. Equine holds a 25% stake in Abad Naluri, which is developing PCC on the 260-acre site where the Penang Turf Club is presently located. The PCC is one of the projects highlighted in the Northern Corridor Economic Region (NCER) blueprint.


I also heard that apartments and condominiums around Penang Turf Club have appreciated tremendously for the past few months.


Hopefully, PCC will bring wind of change to this island property scene and we all in Penang will get good rental income from our apartments in 10 years time!

I am seeing a lot of advertisements about option trading recently in local and Singapore Newspaper. Can option trading really help you to achieve your financial goal??

I bought 20k of MUIIND 1 year ago at the price of RM0.18 per share, noticed that the price has rocketed up to 0.55 today. This translates to a profit of more than 300%!!

Anyway, I have sold the shares 1 month agao when the price was RM0.34.

The problem that I am having in stock trading is " When is the best time to sell?" I think most of you are having the same problem!!

1) What is your niche market??

If you look around, what interests you most in life? You must find a topic that you know a lot and you can write a lot. I am a medical doctor, but besides medicine, I like investment and property, therefore, I decided to write about medical stuffs and money.


2) Who would be your viewers?

If you put up a website, who will view your site/blog. This is important because you want to target your viewers and write something that they are interested in. If you like car and you think your viewers are mostly from Singapore or Malaysia, it is pointless for you to talk about new car models in US, or Japan!


3) What is your platform?

OK, now you are ready to start your engine, but there is one important question to ask" Where do you want to put your thought/writing?" Many people would like to apply a domain name and start his/her first internet bussiness. I would certainly advise you to join blogspot first because it is FREE and you can put up your Google Adsense advertisement.

If you read newspaper everyday either in Malaysia or Singapore, you will certainly come across advertisement that promises you huge return if you attend their 'preview' seminar. They are offering 'insiders' secret' about property investment, online bussiness, FOREX, stock..... etc.



I am certainly very interested to know more about this and actually I made my first step attending one of these previews two years ago.



People want to make more money and certainly most of us want to make fast, easy and huge bucks if possible. I always believe that if you are to continue to trade you time for money ( what I term as 'rat race'), you will never make your first million before your funeral! Therefore, I like to attend these seminars to learn how people make money in their lives. By the way, I only attend 'FREE' seminars, and I never attend and pay money for the 'real' courses.



I find out an interesting way how people are making money nowaday which is quite fashionable. I just want to introduce you this way and it is up to you to apply it,



OK, you have to follow these steps,



Step 1:

Find a few good friends and pool all you money, if possible 30-40K and these must be in cash.



Step 2:

If possible, get a banker or property agent in your group.



Step 3:

Locate a good property, either in auction or a new project, put your cash as deposit to purchase that property



Step 4:

Sell your property ASAP and mark up the price for at least 20%.



Step 5:

Get the profit and repeat all the previous steps.



Sounds easy, right?? I know people are making money this way because there is no Real Property Gain Tax (RPGT) in Malaysia currently. You only have to pay stamp duty and legal fee, therefore, find a lawyer in your group if you can!

I think everyone can feel the pressure of inflation nowaday. I do not quite believe what the Malaysian government's figure about inflation rate. It is always estimated about3-3.5%.


If you earn about RM4000-RM5000 a month and you have a lot of installments to make monthly, I think you bearly can survive with this salary.


I anticipate the inflation will be creeping up in coming months or even years to come due to higher global demands on commodities. I think this is mainly due to rapid growth of Chinese and Indian economies. The theory is simple, people in China and India are becoming more wealthy, they will buy more and they demand more. Due to inadequate supply, you will be seeing the inflation rate to be rocketing in these countries soon!


OK, for us in Malaysia and Singapore, you must make full use of every dollar you have, so how do we make our money become bigger and increase our purchasing power??



Rule 1 : Never buy using credits








Never buy your daily neccesities using credit card. Credit card is the monster of all evils. It will eat away your income. Imagine how much bank is making with 18% per annum in interest from your credit card.



Rule 2: Plan before you buy


Have a list before you go for shopping. You tend to buy more if you do not think before stepping into a shopping mall. Shopping malls have all kinds of ways to make you buy if you do not plan before you go!


Rule 3: Buy when there is discount




I once come across a shirt selling for only RM25 as compared to the usual price of RM75 when there is big sale. If you buy some brandy name like ' Adidas', ' Nike', ' U2' etc, no matter you buy it in January or a few months later ( although you think it may be out of fashion later), the most important thing is do not over spend and give your hard earned money to someone else!!

Your money belongs to you, you have to think twice before you spend it!!

If you asked me this question 1 year ago, I would certainly ask you not to think about this because there are a lot of scams in the internet. You are likely to lose money rather than making any cents from online bussiness.

You may be wondering what is the fatest way to make your first dollar online. Actually, there are numerous ways to get your first US dollar online if you are serious about it.

1) Google adsense

I love Google adsense because Google pays you as what they promise. I have made about RM3600 ( US1000) so far after joining this program one year ago. However, be patient, you might not make any money for the first few months, but all your efforts will pay if you are persistent!!

I put even more questionmarks here. My friend told me that he made a few hundreds dollars so far in FOREX and if you read newspaper everyday, you most probably read about people making a few hundred percents profit in FOREX in one day. No comment from me here. I will try to learn trading FOREX soon and hopefully can give you all some inputs.

5) Clickbank

Unfortunately, you can't register an account for click bank if you are from Malaysia. But there are a few ways you can do this. Have you heard about Virtual Office? Apply one and use the address to apply one account in clickbank. I find that there are a few companies in Singapore provide this kind of service. Anyway, you have another headache after that, how to withdraw your money from Paypal ( Clickbank pays you via Paypal), I have US40 in Clickbank but I can't use the money and they are deducting US1 every month from my account since 4 months ago because they say that my account is not active enough!!

There are hundreds of other ways you can make money but for a beginner like you and me, I recommend you to give Google adsense a try! Good luck!

Merdeka Day- Are we getting better?

Recently I read about an interview with our opposition leader Mr Lim Kit Siang conducted by 'The Sun' about his view on Malaysia. He mentioned an important point about Malaysia, he said even after 50 years of independence, races in Malaysia are not becoming more Malaysian but rather more Chinese , more Malay and more Indian.


He also brought up an interesting fact, when we were free from British colonization in 1957, Malaysia was the second richest country in Asia after Japan. Look at what we have become today, not only we are far behind Japan, even Taiwan, Singapore, South Korea, Hong Kong have overtaken us.

In a normal economy scenario, I think workers should be paid according to their productivity, however, this is not the case in Malaysia. We are too dependent on cheap labour and we are no longer the country of choice for many civilized countries we used to be long ago due to this privilege.

We have to emphasize more on human capital development. More should be done to keep our country best brains to work for Malaysia and not our neighbour!

It is my hope that our leaders can look far ahead how to shape this country. Individual interest and favourism should be abandoned. Leaders come and go but this country remains forever, together we can build a great nation for our children!

' Happy Merdeka Day' - Take away your skin colour, your religion and your culture , we are Malaysians and we can stand tall in the World if we work together!

You earn more if you study more?

Last nite, I received an email from one of the readers of this blog asking me whether a good education equals to a better future. I am rather suprised that he asked me this question simply because I think there are so many examples out there to show you that there are only three types of rich people in this planet- you either inherit your wealth ( which only contributes to about 10-15% of rich people in th world), you win it ( by lottery, jackpot or you win a rich spouse heart) or you make it!!



However, look around you, you may find that a lot of rich people out there are not well educated, I am not saying that education is not important. Education is merely a stepping stone for you to achieve success, however, whether you will end up as a rat in your never ending 'rat race' or jump out from this game greatly depends on your will and determination.

I must admit that a lot of my friends who are not medical specialists are actually better off than me even though I was once very proud of myself being the Member of the Royal College of Physicians , United Kingdom (MRCP).

I get pathetic pay in the hospital and a few of my friends are actually getting RM20-30k a month from their clinics and bussiness.

The bottom line is- it all depends on what you want in life? Job satisfaction? money? etc....... and I want to make my point clear, you must be educated but whether you will be successful in life later greatly depends on your personality and attitude!!

I attended a medical meeting this weekend at Langkawi, Malaysia. I was impressed with the development at the jetty there + a few new interesting tourists’ spots such as Cable Car, Dataran Helang etc. I learned from the guide that the price of a piece of land at Langkawi has increased tremendously for the past few years due to the emergence of Langkawi as a popular place for tourists from various countires.

I still remember that when I was a medical student many years ago ( about 8 years ago), there were not so many tourists there and apartments and condominiums were cheap at that time, I really regret that I did not take any afford to buy any property then.

As a successful investor especially in property, you must have the quality to foresee future development, a lot of people out there like to be followers rather than pioneers. If you want to make a big profit in property, although financial planners always tell you that you have to find hot, hot and hot spots, I think this can be unpractical in some circumstances because properties at hot spots are so expensive and you have to wait for another economic downturn before you can afford to buy. However, if you have the quality to foresee future development, you may get some cheap properties that can turn to millions of dollars in assets in 5 to 10 years time!

I told you before that business is one of the fastest way to make money if you are serious about it. However, there are various factors you must always consider before embarking on any business because you can lose money if you do not plan it properly.

Due to globalization, everything has become more competitive, I even think that in future , doctors can lose their job due to advancement of biotechnology and pharmacology. To start a new business, you must consider the following,


1) Uniqueness- is your business going to be unique and special. If you are following what other people are doing, abandon your business ideas because you are unlikely to be successful!
2) Can you make money from your business idea? This is always the hardest question to answer, but as a simple rule to remember, if you get back what you invest in 5 years, go all out because it is a feasible business plan.
3) Marketing strategy- do you have a market to support your business? If you think that the market is so small, is it possible for you to expend to other countries by using internet marketing?
4) Viability- can your business still survive without you? Try to set up a business that can run on its own even without you because you can sell it in future for profit!
5) Cash flow- do you have enough cash flow to sustain your business? Generally, you need at least 6 months to get a positive cash flow in your business. Do not start a business if you do not have enough money!!

Part Time Job and ' Harry Potter'

Yes, after not doing locum for the past 2 years, I did it again yesterday. Actually, I promised myself 2 years ago that I won’t trade my time again for money. I made a resolution 2 years ago that I will make some changes to my life but unfortunately I fail!!

I told you that you won’t get to any where if you continue the rat race to get money because there is no end to this journey. However, I had to do it again because I am facing the most difficult time in my life now, my wife has lost her job and I have become the sole bread winner of the family!

Actually, you may be surprised that you only get RM30-35 per hour doing locum in Malaysia. I earned RM70 yesterday after spending 2 hours in one of the clinic in Penang.

People like to do part time job to get extra income, I think it is the worst idea to get extra income sacrificing your time. I spent 1/3 of my time every day in the hospital, I come back home hoping to spend some family time with my baby and wife but I am worried too because you have to spend money wherever you go in Malaysia!! The standard of living in Malaysia is 'high' if compared to what you can get every month. Let’s look at how much a ' Harry Potter' book costs in Malaysia--------- RM69.90!! ( and you are lucky you can get this price because Tesco and Carrefour are offering this irresistible bargain, you may have to pay RM109.90 if you buy it in a normal book store!!), and look far south or east ( and west), Britons are getting this book with only 5 pounds!!



And look back in Malaysia how much a government doctor gets every month, RM3K+! Yes, three thousand Malaysian Ringgit or 500 pounds. If I work in UK, I will be happy to spend my 5 pounds to enjoy 'Harry Potter' which is only about 0.16% of my monthly salary ( if I am getting 3 thousand pounds) but in Malaysia, I have to spend 2.4% of my salary to get the special discount to enjoy ‘ Harry Potter’. Therefore, I always feel that Malaysians do not like to read not because they are not interested but simply because 'reading' is an expensive hobby in Malaysia!!

My First Baby!

My First Baby

Yes, I am a father now. My wife delivered our first baby in March 2007. I am so excited to have our first baby like most of you. However, things become more complicated to have a baby in Malaysia. You may be wondering the reason behind this. OK, let me explain this to you,


1) Child Insurance

The next day after my wife delivered the baby, you know who was the first one to call me the next hour. You are WRONG............! Not my mother or my in-laws, te person is no other than my insurance agent, she got one thousand and hundred policies to introduce to me. She told me her policy is the best in town and you can't afford to bring up your baby without this.

Frankly speaking, I hate, hate and hate agent- no matter they are property, insurance or anything. Can you imagine you pay them your hard earned money and they get the FREE tour to some exotic places that you do not even have money to go!! The worst thing is the insurance company pay thousands of dollars to have their faces appear in newspaper and still can't pay us higher return at the end of the day.

I tell you, I hate insurance company, and certainly insurance agent. You already feel the pressure after your first baby but they even give you even more pressure by telling you that you are not going to become a good father if you do not buy their policy.

I hate them!!!!

2) Child Education

I may tink that I am speaking foreign language here, to get a good tertiary education in Malaysia is difficult. I was lucky to study medicine in local university 10 years ago but if you read the paper after STPM ( Pre-university public examination in Malaysia) results are out, you are shock to find that even you get straight As in all subjects, you can't get the course you want to study in local university.

Therefore, insurnace agent comes to your house and tell you that for the best in education, my baby has to go to Australia, Canada, UK, Singapore and Us in 20 years time. The problem is do you know how much the fees like in 20 years time?? RM500K to one million provided your child does not want to become a doctor!! If you are unlucky to have an ambitious child, you may to ' cough out' ( may be with your blood together!!) RM3-4 million!!

Imagine how much a humble goverment servant can get a month?? RM 3000- 4000 per month. If I save all my money every month, I can only save RM720K after 20 years ( without spending a cent!)

Therefore, Malaysian government and some Chinese leaders in Malaysia always want to know the reason behind low birth rate among Chinese in Malaysia, the reason is simple, can you afford to have the second baby if you ccontinue to have this kind of salary!!

3) Child Healthcare Insurance

Yes, you are right, insurance again. Everything is about insurance in Malaysia, if you want to be rich here in Malaysia, you can either join politics or insurance company!! Although healthcare is free in Malaysia, you have to prepare to wait and travel! I have a patient who needs to travel to KL to get some treatments done because the service is not provided in Penang, you know what is the main problem the patient is having which makes him hesistnat to go to KL? He does not have the money to buy a bus ticket to KL!! ( You only need RM 22-25 or about US7-8 to travel from Penang to KL)

I want to bring up two issues here, a lot of services are not available in major towns in Malaysia due to severe 'brain drain' of public hospitals. The second issue here is there are a lot of very, very poor people ( you can hardly imagine the number) in this country. No matter how smart the goverment is!! ( by building the tallest building in the world , the most advanced F1 circuit or the largest court in Asia, you won't solve the problem of proverty if there is presence of favourism and discrimination)

What do you want in LIFE?


I am lucky to have the chance to go to Singapore for a course recently. I am suprised that there are so many old Singaporeans who are left by their family members and end up in the nursing home.

It is true that Singapore is considered one of the economic miracle in Asia, managed to turn to the first world country from the third in just 30 years, however, I think most Singaporeans have lost what is the most important thing in life- family and time.


We work hard everyday for our family members hoping that they can get all they want in life. I work hard everyday because I want to give the most to my wife, my son and my family members. I always think that money is everything in life. I always give my mum money every month and I am always proud of myself because I still manage to give her substantial of money every month.


Recently I told her that I am going to give her more money starting from next month because I will do more locums and I will have extra money soon. Do you know what did she say?

" Son, you may think money is everything in life, but for me, if you can come home every weekend and just spend 5 min chatting with me, I will be the happiest woman in the World!" she uttered with tears.


You have to work hard to earn money but I think you even have to work HARDER to get close to your family members and love ones!

Should I quit my job?


I am a faithful Malaysian doctor serving in the goverment hospital for the past 6 years. Here comes the time I have to decide, should I continue to serve the country or quit my job to find greener pastures outside the public sector.

When I started this blog one year ago, many readers of this blog emailed me asking whether I am a millionaire. I told them that I am still very far away as a millionaire. That's the reason I started this blog to share experince with my readers. I am always thinking " Can I move forward if I continue to do whatever I am doing now?"


My mum told me, since there will a "BIG" pay rise in the govenment sector, why should I leave?However, after reading today Star about retirement, I am anxious and worried! Do I have a future if I keep on getting the salary I am getting right now?


Maybe I should have opted for pension scheme when I joined the goverment! There are many decisions to make at this point my life. I passed my postgraduate examination 2 years ago (MRCP) but I am still waiting for my pay rise and subspecialist training, can I still survive with my RM3000+ salary when I even cannot afford to buy a house in Penang!!



" Why don't you go for locum?" that the answer my boss gave me when I uttered my frustration to her 1 month ago. I work hard everyday, why can't the goverment rewards what I deserve! That why maybe I should quit my job and start a bussiness soon?!!

Basic Terminology about Shares

Before we go to deep discussion about share market and stock ( since stock market is the hottest topic now almost everywhere in the World and even kids under 10 years old in China buy shares!!), I think it is important for us to learn some basic terminology in stock market!

Earnings per Share: The amount of profit to which each share is entitled.

Going Public: Slang for when a company is planning an IPO.

IPO: Short for Initial Public Offering. An IPO is when a company sells stock in itself for the first time.

Market Cap: The amount of money you would have to pay if you bought ever share of stock in a company. (To calculate market cap, multiply the number of shares by the price per share.) Short for Market Capitalization.

Share: A share represents an investor's ownership in a "share" of the profits, losses, and assets of a company. It is created when a business carves itself into pieces and sells them to investors in exchange for cash.

Ticker Symbol: A short group of letters that represents a particular stock (e.g., "Coca Cola" is referred to as "KO".)

Underwriter: The financial institution or investment bank that is doing all of the paperwork and orchestrating a company's IPO.

I always ask myself what is the best investment in the World? Mutual fund, stock market, bussiness, property.....? I told you in my previous post that bussiness will give you the fastest return provided you don't bankrupt in the first 3 years! (Anyway, more than 90% of bussiness fail after only 1 year!)

There are a few good reasons why you should invest in property. However, there is always a risks that you may be trapped in what we call ' property bubble' that can burst anytime! You buy highly overestimated property and you work until your retirement age just to pay back your bank mortgage.

Therefore, always look for good bargain in property investment! You must always buy under market value property so that you can sell it later to get a handsome profit.

Property investment has a long-term proven record as a hedge against inflation. However, never expect that you an make profit of 20-30% after a year. Your property only will increase in value after 5-10 years. However, never hurry to sell your property because you still can get profit from renting out your property!

But the problem that most buyers have in common is " How to buy an under market value property?"I always told my friends that you can buy this type of property if and ONLY if you are not hurry to get ONE!

Try to hunt for this type of property in,

a) An Auction
b) Your neighbourhood where you know that they are unable to pay the bank loan and they have to sell the property no matter how! ( desperate buyers!!)
c) During economic downturn, never buy your property when everyone is making money from the bull market!

Always remember that your first home is not your asset, you have to get money from your property before you call call it an "ASSET"!!

Read about this in a book today ( 'The Millionaire Mindset' by Gerry Robert). What poisons our mind most is our mentality. We were always told that money is evil and we are not supposed to be rich.



You were probably told things like this:" Go and get a good education, study hard and once you get a good education with good grades, you'll go and get a good job in a good company and work hard and long and stay there for 25 years and get a pension for life!"

However, I see it this way: you get a chicken little education so you get some chicken little degree, so you can go and impress some chicken little companies and go to work for some chicken little boss so you can stay in that chicken little company getting little paycheck for 30 years, listening to some guy you hate your whole life so that at the end of 30 years you get some chicken little pension. That's not a life, that's chicken feed!

I recently bumped into my high school friend. He is currently a very successful property developer in Malaysia and Singapore. We had a chat and he was asking me about my future plan. Actually, I was rather embrassed to tell him that I am still working very hard to get not my first million but rather my half million dollars. He told me that how much you get at the end of the day does not depend on how much you earn but rather than how much you save!

There are 10 quick ways for you to save more money!

1) Never spend on your 'expensive' drinks
I do not want to tell you the name. I was so amazed that people nowaday can spend 10 or even 20 dollars to drink a cup of coffee. Can you imagine how much you can save a month if you just live without all these expensive coffee and tea!

2) Never use your credit card
If you do not have so much money to spend , never have a idea that you will get away with 'spend-and-pay' later!

3) Pay your debt and save interest
Pay your debt with the highest interest rate!

4) Buy second hand thing
Don't you think it is a good idea to buy a second hand car? Let the first owner pays all the tax and you get the benefit to drive the car with only 2/3 or 1/2 of the usual price!

5) Stop smoking
If you can quit smoking, you gain health and save more money. Kill two birds with one stone!

6) Buy rather than rent if possible
Always you will have big commitment whenever you buy a house ( installment to pay everymonth), you can have good returns in long run! Do not waste your money paying your landlord everymonth!

7) Plan before you buy
Plan before your buy. Never go to a shopping mall without a list. You will end up buying unnecessary items!

8) Use fuel-saving vehicles
No point driving a 3L or 4.5L car on city road when it is illegal for you to speed more than 100 km/h. If you want to drive BIG car with HUGE horse power, join Formula 1, you will get money more than 100 times or even 1000 times your vehicle value if you win a race!

9) Stop buying lottery
Save than 1,2 dollar every month and give up your hope of becoming instant millioniare. You have a better chance to become a millionaire if you start saving money today rather than betting your money in casino or buying Magnum/Toto/Lottery

10) Rule number 10- remember that you take control of your money!

1) Start investing TODAY!
2) Set your target- write down what you want to achieve in life! Never just picture that in your mind, I strongly advise you to write down what you want in life on a piece of paper and read it EVERYDAY!
3) Buy shares and mutual funds, never think that you will get rich by putting your money in bank! If you put your money as fixed deposit, the bank will get rich and not YOU!
4) Never speculate, buy blue chips shares. Never expect to get 100% returns in months, always think of long term investment!
5) Invest EVERYMONTH, has an outlined plan, invest consistently!
6) Hold your shares and never buy and sell and hope to get good returns. Studies show that millionaire investors usually hold their shares more than 5 years!
7) Plan your tax and estate properly, it is useless if your money and estate die together with you!
8) Be consistent in everything you do in life!

What is 'rat race'? Why there are so many people talking about 'rat race' today? If you read about any book talking about financial freedom and wealth, you certainly know about this term ‘rat race’!

So.........,what exactly is the rat race?

Well, we all believe that or we are made to believe that good education ensures you to have good work later in life. A good( well-paid) work ( such as doctor, lawyer, engineer) ensures you a bright future. I was told that I must study hard to get a good-pay job to be successful in life. So, I worked very hard during my school times, I scored perfect scores for almost all subjects in public examinations and I entered university to study medicine,I graduated as a doctor. I worked very hard every day, hoping that I will get what I want in life, but later I realized that no matter how hard I tried, I was not getting anyway in life. I am trading my hours every day to get paid! If I stop working for a month or less, I will lose almost everything!

Imagine how different your life could be if you had both the financial freedom and the time to take your holidays wherever you want, when you want and for as long as you want.

Although you may be earning thousand a dollar an hour, can you quit your job right now and still get one thousand an hour?

Even though working as a doctor pays me well every month ( not so well here in Malaysia although compared to most of the countries in the World), I am still earning better than average, but I still had a felling that this is not what I want out of life ... there is more to life than just going home to work then work to home day after day after day! Are you sure that you will be getting what you get right now if you fall sick one day!

Yes…..You are right. I AM STILL A RAT! I run everyday because I have to find foods. I still have to spend time looking high and low for foods! I AM TRADING MY LIFE TO GET MONEY AND INCOME!

If you do not what to repeat my mistake, find a way to free yourself from this ‘rat race’!
